Needham New Construction: 49 Savoy Excavation Update

We are finished digging the hole at 49 Savoy in Needham and we will be starting the foundation next week.  We ran into some ledge, but we were able to break through in a few days.  This is just one of the many hurdles in building a new house, but it will all be worth it in the end.

cohasset turkeysSome of the locals came out to see the finishing touches applied to the Hawthorn Investments project on Hull Street in Cohasset. 

The addition consisted of adding a second story to an existing Cape Cod style home on a fantastic piece of land located between Nantasket Beach in Hull and Sandy Beach in Cohasset. 

The project added a three bedrooms and a full bath to the second floor and turned an unused three season porch on the first floor into a bright, sunroom. 

Other updates included a new HVAC system, new electrical system, recessed lighting, new hardwood floors, new staircase and more.

south st 072810 041 resized 600The Hawthorn Investments project on South Street in Needham is in the finish stage.  The house features five bedrooms, five and a half baths and over 5,000 square feet of living space.  It was custom designed by a Sun Valley architect and has a very rustic feel throughout the interior and exterior. 

The property is situated on a corner lot with over an acre of land and provides a secluded, country feel that complements the style of the home.

Upon completion, finish photos will be posted to the project's page.  Available now are a full set of construction photos that chronicle the project from excavation to finish.  (You can also see what we found in the attic during construction.)

20 Arch NeedhamHawthorn Investments has recently placed the home at 20 Arch Street in Needham under agreement.  Hawthorn will be developing a new home on the site with construction expected to begin in Fall 2010. 49 Savoy Needham tear downHawthorn Investments has started the redevelopment process over at 49 Savoy Road in Needham today.  Our first step was razing the former house.  It always feels a little sad to see an older home come down, but we are excited about the new home that we are about to build!!

Hawthorn Investments' addition on Hull Street in Cohasset is in its final stages.  The hardwood floors have been installed.  Tile is going into the bathroom and custom shower; trim, doors and stair parts are on site and and final work is being done to the electric, HVAC and plumbing. 

Target delivery is the 4th of July with finishing touches to be put on after the holiday.

Needham Real Estate: Spring Market Update

Recent Needham Home SaleSummer is finally here, which is a good time to check in on the Needham Real Estate market.  We have posted on our Needham page updated sales data from April and May 2010.

According to MLS data, 92 homes sold in the last three months.  The average sale price was approximately $790,000, which is within 97% of the average list price in the market. The average days on market was 78.  The low end of the market was represented by 68 Sylvan Road - a 864 sf ranch that sold for $320,000. The upper end of the market was highlighted by the sale at 85 Beard Way (pictured above) - a 5,283 sf residence that sold for $2,195,000.  The majority of Needham home sales occurred in the "starter" market.  There were 43 homes that sold in the $500,000 - $700,000 price range.  The new construction market remains very active with 16 sales closing in the $1,000,000 - $1,500,000 price range in Needham

There are currently 125 homes for sale in Needham.  The market appears to be inbalance with an approximate three month supply of homes for sale - though this may change as we head into the summer season.  The current average list price is around $1 million. 

The market for land/tear downs and starter homes remains very tight with builders continuing to compete over a shrinking supply of available properties.  The end result will likely be a rise in values overall, as new construction will begin to creep into new submarkets of Needham.   

Hawthorn Investments Construction Update - 51 Park Ave Attic

51 Park Ave - AtticHawthorn Investments has recently completed its work on the attic at 51 Park Avenue in Needham.  The home was built by Hawthorn Investments and sold in 2009 and the attic was done at the request of the new homeowner.

The project's concept consisted of converting the unfinished space into a library complete with its own HVAC system, hardwood floors and walls lined with custom built bookshelves.  The space gives the homeowner the private sanctuary that completes the home.

Hull St - CohassetHawthorn Investments is making progress on the second story addition to the property on Hull Street in Cohasset.  The framing, roofing, siding and interior rough stage of the project is complete.  Insulation, blueboard/plaster and the finish is right around the corner.  Project is targeting a June completion date.  New pictures are up on the project's page.

This project is part of a busy spring for Hawthorn Investments.  In addition to the project in Cohasset, we just completed our project at 15 Dunbarton Road in Needham; we're entering the finishing phase at 1316 South Street; and we're about to break ground on a custom build at 56 Broad Meadow Road and a spec house at 49 Savoy Road

A lot of irons on the fire, but these are exciting projects and should be great future homes for our customers.
